Terms of Service
These terms are between you and ZedProperty, run by Fredrick Maina, trading as ZedProperty, Nanyuki, Laikipia County, Kenya. By creating an account you accept them.
1. What ZedProperty is
Two things in one app. A rent tool for landlords: it records properties, units, tenancies, deposits, water and power, invoices and receipts, reads the M-Pesa messages about payments to your own paybill, till or number, and works out which tenant each payment belongs to. A place to find property: houses, flats, land and commercial space to buy or lease, and places to stay the night, to eat and drink, and outdoors, each listed by its own owner or host.
2. Money never passes through us
Tenants pay you directly, to your own paybill, till, Pochi, phone or bank account. We receive the message about the payment, not the money. ZedProperty never holds, moves or has any claim on your rent, and is not a payment service provider.
The same for everything listed: no money for a sale, a let, a night's stay or a booking passes through ZedProperty. We put a buyer, tenant or guest in touch with the owner; the deal is between them. Never pay anyone a viewing fee.
It follows that we cannot reverse a payment, recover one sent to the wrong number, or release funds to anyone. Those are matters between the people involved and Safaricom or their bank.
3. Matching is a best effort, and you are the check
The matcher places most payments on its own. It will sometimes be wrong, and when it is not confident it asks you rather than guessing. Every automatic match records the rule and the confidence behind it, and any match can be undone. You remain responsible for your own books: check what it did before relying on it for anything that matters — a deposit refund, an eviction, a tax return.
4. What you pay us
A monthly subscription, at the price shown on your Subscription screen before you pay, paid by M-Pesa to the number shown there. There is no free trial. An account that has not subscribed can sign in and look around, but cannot add or change anything, listings included, until its payment is confirmed. A host listing a place to stay, eat or visit pays the same subscription. We give notice before any price change takes effect.
5. If your subscription lapses
You never lose your own records. Everything already entered stays visible and can be exported. For seven days after the paid period ends the account says "Renew soon" and works as normal; after that, only adding and changing stops until you renew.
6. Listings
- List only a place you own or are authorised to let, sell or host, that exists, with photos or video of that place.
- The number people receive is your account's own number, never a number typed into the listing.
- Anybody can report a listing. When three different people report one, it is hidden until we have looked at it, unless its building has a record of rent paid by several tenants.
- We may take down a listing, and block an account, that breaks these terms, and will say why. A listing we have taken down cannot be put back by its owner.
7. The Rent Passport
A tenant's rent record, built from what their landlords recorded here. It is a record of rent paid, not a credit score, and says plainly how each month was proved. Only the tenant can share it, by a code for one reader that expires and can be withdrawn. A reader may use it only for the purpose it was shared for — a loan decision, or a tenancy — and must not copy it into any other list. A landlord must not make sharing a condition of anything other than a tenancy with them.
8. Your tenants' data
You enter details about people who are not our customers. Under the Data Protection Act, 2019 you are the data controller for that information and we process it on your behalf. Practically, that means: enter only what you need, tell your tenants their details are kept in a rent system (and give them app access so they can see them), and do not use ZedProperty to build a list for anything other than managing their tenancy.
9. The KRA figure
ZedProperty works out Monthly Rental Income from the payments it recorded and shows every payment behind the number. It is a calculation, not tax advice, and we do not file anything for you — filing is your own act on your own iTax account. Check the figure before you file it.
10. Things you must not do
- Enter data about people with no tenancy, or prospective tenancy, with you.
- List a place you do not control or that does not exist, pretend to be somebody else, or ask anyone for a viewing fee.
- Use a Rent Passport code you were not given.
- Probe the service for weaknesses without our written permission.
11. Ending it
Close your account whenever you like, and ask us for an export of your records first — we will provide it. We may close an account that breaks these terms, and will say why.
12. Responsibility
We provide the service as it is. We are responsible for handling data as described in the Privacy Policy and for charging only what was shown. We are not a party to any sale, let, stay or booking made through a listing, and we are not responsible for a tenant who does not pay, for money sent to the wrong number, for what an owner says about their place, or for a filing made on a figure nobody checked. Nothing here limits liability that cannot lawfully be limited.
